Selling a home that’s been in the family for decades
A house full of a lifetime of belongings, and a house that has to sell. We handle both.
Most families in this position are dealing with two problems at once. There’s a house full of a lifetime of belongings, and there’s a house that has to sell.
Usually that means two separate companies, two separate timelines, and nobody coordinating between them. The estate sale finishes, and then the house sits empty for months while the family keeps paying to hold it.
We do both, in sequence.
How it works
One timeline, from the first walkthrough to the closing table.
The walkthrough
We look at the house and the contents together. What sells, what stays, what the house needs before it lists, and what order it all has to happen in.
The estate sale
Run by SG Interiors — Sydney Green, who also handles our in-house styling. She inventories the home, researches and prices high-value items, markets the sale, and staffs it. We market it alongside her.
Preparing the house
Pre-sale repairs and renovations handled by our in-house contracting team, with no cost to you up front. Then complimentary staging before photos.
Listing and selling
Pricing, marketing, negotiation, and closing. The contents come out, the house gets prepared, and it lists — without a three-month gap in between.
About the estate sale itself
Estate sales are run by SG Interiors, our in-house design partner. Their commission structure, process, and upcoming sale calendar are on their estate sales page.
Questions families ask
How do I sell a house I inherited in Portland?
Usually three things in order: clear or sell the contents, prepare the house, then list it. We handle all three, which means one timeline instead of coordinating three separate vendors.
What happens to everything inside the house?
An estate sale handles most of it. What doesn’t sell can be donated or removed. Personal documents, medications, and anything not for sale should come out first.
Do we have to clear everything out before we can list?
No, and we’d usually rather the house not sit empty. We sequence the sale and the listing so one leads into the other.
What does an estate sale cost?
SG Interiors charges a commission on total sales plus a flat fee covering setup, staffing, and marketing. Full details are on their page.
Can you do this if we live out of state?
Yes. A lot of the families we work with are handling this from somewhere else.
What if the house needs work?
Most do. Pre-sale repairs and renovations are handled by our in-house contracting team with no cost to you up front. More about how that works.
How long does the whole process take?
It depends on the house and how much is in it, but sequencing the estate sale and the listing together is faster than running them separately. We’ll give you a realistic timeline at the walkthrough.
It may be your first time. It isn’t ours.
1,600 homes sold. 35 years in the business. There’s very little we haven’t seen.
